About
Rod Holt
Rod grew up in the world of self-employment, working in his father’s meat market-grocery store. He was a journeyman meat cutter when he graduated from UC Fresno State, with a degree in accounting. Rod served as the controller for a large steak house chain, a large farming corporation and a local medical insurance company. He also has worked in public accounting owning his own Certified Public Accounting firm for 10 years. He has audited and prepared tax returns for all sizes of businesses, non-profit companies, governmental entities and school districts. He became the CEO of a small local hospital. Rod is a deal maker, understanding the financial and tax consequences of transactions negotiated. He has been elected to public office and held chairman position and board positions in church, chamber of commerce and economic development corporation. He has been an adjunct professor at several local colleges. He became a real estate broker in 2004 and has sold businesses, farms, investment properties and residences. He has a Masters degree from Fresno Pacific University in Administrative Leadership. He is licensed in the State of California as a CPA (retired) and a Real Estate Broker. He is also an Eagle Scout holding a God and Country Award.

The sale and or purchase of a business is a completely different from all types of purchase transactions You have to know what you are buying or you have to know what you are selling.
In California, when there is the sale of personal property (equipment and furniture) a bulk sale escrow is required.
We work primarily through Transworld Business Brokers and the Franchise: Hearthstone Business Brokers out of Modesto California.
We represent both Buyers and Sellers When representing the Seller we start with a gathering financial and operational information We have a business valuation prepared.
We determine if the business can be financed and the terms of the financing.
We calculated EBITA and determine if the business can sustain mortgage retirement.
We develop a marketing plan and prepare a packet of information to give to the potential buyer.
At this point we are ready to put the business on the market.
When a purchase agreement has been signed, a due diligence period begins.
When the purchase agreement is signed an escrow is opened.
We walk through every step of the offer to the closing of escrow.
We have sources for financing: SBA, traditional and hard money.

Investment Property
Investment property is basically rental property. The goal of the investor is to make a return on their investment 1) on a monthly basis through the collections of rents and 2) to gain value
through market appreciation.
For the seller, we find buyers who have the financial strength and investment understanding to acquire their property.
For the buyer, we find properties that match their requirements for return on investment and structural quality.
We again represent the buyer or the seller or both.
Banks typically will not finance the purchase of investment property where structural components (roof, flooring, plumbing and electrical) are not in good repair.
